NAI Horizon’s goal is to place each property in the best physical and financial position, and to maximize the value of the asset while meeting your specific goals and objectives. We combine extensive real estate experience, local industry knowledge, leasing expertise and strong local relationships with quality reporting, cost effective maintenance, accounting and management services. As Landlord’s agent we will work closely with the listing brokers, engage in proactive tenant relations, administer all leases, maintain the common areas, provide full-service accounting/reporting, and act as a resource to assist when and where needed.

Property Transition

NAI Horizon recognizes that the quality of the transition work accomplished on the front end of an assignment will forever benefit the operation of the property. For this reason we have developed a thorough and systematic approach for transitioning management assignments.

Tenant Relations

NAI Horizon takes a very proactive approach to tenant relations, improving the client’s chances of retaining their tenants. We have credibility and gain the respect of our tenants because we recognize the importance of their needs and promptly respond to inquiries and requests. We provide courteous, professional tenant service and are available 24-hours-a-day, seven days a week to handle any emergencies that may arise. Our team communicates with tenants on a regular basis and we make sure the lease agreement is administered properly to maintain the asset’s value.

Budgets

We will quickly review and set up the existing current year budget. Once the budget is approved, we will operate the property according to the budget and will make our best efforts to notify you in advance if an event will cause the property’s operation to deviate significantly from plan.

Accounting / Reporting

We know how much our clients rely on their managers to provide accurate and timely financial reports. We have a well-trained accounting department with detailed procedures, checks and balances in place. NAI Horizon has made a significant investment in the Yardi Voyager property management system. This state of the art product will enable us to deliver current, meaningful information in the client’s desired format.

Maintenance

We employ roving maintenance engineers who perform a multitude of services including basic mechanical, electrical, plumbing, and janitorial work. The property will have 24/7 emergency coverage.

Risk Management

While risk is inherent in investment and operation of any property, our team will help you effectively manage that risk and therefore minimize potential exposure. At the start of the assignment, and on an ongoing basis we will assess the property from top to bottom to identify potential risks at the site. In addition to pointing these issues out we will offer suggestions to mitigate the risk. This service will minimize the occurrence of insurable events and could potentially lead to reductions in premium

Real Estate Taxes

Our team will review annual assessments, solicit the opinion of a tax appeal specialist, and inform if an appeal of value is recommended. Should it be decided to move forward with an appeal, we will see that a reputable tax appeal firm handles the account, and at a highly competitive price. Fixed fee, contingent fee or hybrid fees can be arranged.

Terry is responsible for leading the development, growth and ongoing operation of NAI Horizon’s Property Management Division. She has over 35 years of accounting and operational experience including over 30 years in commercial real estate with an emphasis on property management, receivership, asset management, development, contract negotiation, and finance. Terry is a licensed broker and a member of NAIOP, AZCREW, ULI, ICSC, CCIM and Valley Partnership. She is very active in the community and with various charities. She received a B.S. degree in Accounting from the University of Montana.
